How can a yeshiva student who has no assets or land make a heter iska properly according to Halacha?

Answer

Shalom u’vracha 

It is not possible to make a loan with a heter iska if the borrower does not have a business. 

[Ownership of land in a place where prices are rising — such land is considered a business].
