Obligation of Tithing

Question

Is there an obligation to give tithes in the case of profit, for example, if I bought a car for 10,000 shekels and sold it for 15,000 shekels? Another example, when I invest in stocks and earn a profit beyond the principal, is there an obligation to give tithes? Thank you very much and blessings.

One must give a tithe from the profit.
