Renting out an Apartment with a Leak

Question

I had tenants on Shabbos, and unfortunately, there was a sudden leak in the bathroom, and they could not use the facilities. They were renting another apartment from me nearby (half a minute walk), and they went to that other apartment all of Shabbos to use the facilities there. (It was rented out to the tenant’s sister.) Should I give them a refund? And how much? It should be noted that of course, I did not know about the leak, and the guests who were there before did not complain about it. I would also appreciate sources.

Our teacher, Rabbi Amram Fried, ruled that in such a case, a refund should be given to the tenants.
